No General power of attorney (GPA) is possible to anyone but there are few consequences for issuing GPA to non-blood relative NRI Buying: As an NRI, when you buy a property in India, you can give GPA to anyone that includes blood and non-blood relatives. Blood relatives:  Father, Mother, brother, sister, husband, wife, children, Non-blood relative:  cousin, friend, colleague, advocate, or broker The stamp duty for GPA adjudication in India is just Rs. 200/-(for buying property) NRI Selling: As an NRI, when you sell a property in india, you can give GPA to anyone that includes blood and non-blood relative The stamp duty for  blood relatives  is Rs. 200 The stamp duty for  non-blood  relatives is 5% of property value, which is very huge expense. Let's consider that you want to sell 3BHK flat in Bangalore India, the government value of the pro

How to get Khata Extract from BBMP for already processed kathas for which data is not available in electronic media?

BBMP may not add the date for already processed Khata. You should reapply for Khata. Let me give my experience for the same situation you are facing now. I applied for my 1st khata on 4th April 2016. Below is the image of the payment receipt, khata certificate, and extract. In the below Khata, date is not mentioned. We encircled for your reference. Now I want to sell my flat. We found the buyer and submitted the photocopy of documents to buyer’s bank for verification. Including above khata certificate and extract The bank has rejected my khata certificate and extract, as the date was not mentioned in both my khata certificate and extract. We approached the BBMP office to incorporate the date in my old Khata certificate and extract but BBMP refused to incorporate the information in old document, instead BBMP official suggested us to apply for new Khata extract (reapplication). Following are the documents require for reapplication • Photocopy of old khata certificate and extract (refer a

Image
Yes, but with few consequences As an NRI, when you buy a property, you can give POA to any of your trusted source in India that includes your father, mother, brother, sister, in-laws, friend, colleagues. The stamp duty for POA is just Rs. 200 (for buying a property) When you sell a property, you have to give POA to your blood relative, the blood relative includes your father, mother, brother, sister, husband and your own children. In-law doesn’t comes under blood relative category, that mean your father-in-law doesn’t come under blood relative category. Stamp duty for blood relative is Rs. 200 (for both buying and selling) For non-blood relative,  You can give POA to your father-in-law but you have to pay government charges (stamp duty, cess and registration cost) at the time of POA adjudication itself (instead at the time of deed registration) For example: Your property value is Rs. 50 Lakh. The stamp Duty is 5.1%X50 lakh = 2,55,000 Cess is Rs. 0.5%X 50 Lakh = 25,000 Registration co

One of the reputed builder in Bangalore is charging 75000 for BWSSB, additional 30000 for registration and 30000 for KHATA documents. Are these charges justified? This is not mentioned in agreement. I purchased the flat 18 months ago and paying EMI.

This is not at all justified. Below is the actual cost BWSSB new connection : Rs. 400 per square meter Registration : A decent advocate charge around Rs. 7000 including drafting + document paper + printing + registration assistance Khata fee is 2% of your sale deed’s stamp duty. Approx. Rs. 5000. Below is the calculation of your Khata fee For example : the property value is Rs. 50 lakh. you pay the stamp duty of 5.1%X 50 lakh = 2,55,000. The Khata fee is Rs. 2,55,000X2% = 5,100. Most builders follow “After sale strategy” for following services. These cost are hidden and comes as surprise to most customers. Property tax application Khata Transfer Name change in utility connection Electricity meter installation (BESCOM Meter) Water connection (BWSSB) I wish most builders be fair on they pricing but unfortunately most builder are over price and monopolies even though customers don’t want to take they service (its forced sale and customers are forced to buy from builder by monopolizing)
