One of the reputed builder in Bangalore is charging 75000 for BWSSB, additional 30000 for registration and 30000 for KHATA documents. Are these charges justified? This is not mentioned in agreement. I purchased the flat 18 months ago and paying EMI.
This is not at all justified.
Below is the actual cost
- BWSSB new connection : Rs. 400 per square meter
- Registration : A decent advocate charge around Rs. 7000 including drafting + document paper + printing + registration assistance
- Khata fee is 2% of your sale deed’s stamp duty. Approx. Rs. 5000. Below is the calculation of your Khata fee
For example : the property value is Rs. 50 lakh. you pay the stamp duty of 5.1%X 50 lakh = 2,55,000.
The Khata fee is Rs. 2,55,000X2% = 5,100.
Most builders follow “After sale strategy” for following services. These cost are hidden and comes as surprise to most customers.
- Property tax application
- Khata Transfer
- Name change in utility connection
- Electricity meter installation (BESCOM Meter)
- Water connection (BWSSB)
I wish most builders be fair on they pricing but unfortunately most builder are over price and monopolies even though customers don’t want to take they service (its forced sale and customers are forced to buy from builder by monopolizing)
I wish concerned authority look into this matter and stop this forced sale. Customers should have leeway to choose service either from builder, independent service provide or doing it on they own.
