How can I register my sale agreement in Bangalore, India?

 Here is the step by step procedure to register a sale agreement in Bangalore,

Step 1: Collect the following documents from seller to prepare a sale agreement draft

  • Mother deed (If seller purchased a resale property)
  • Sale deed
  • Encumbrance certificate (EC)
  • Khata certificate and extract
  • Latest tax paid receipt

Step 2: Prepare a draft in word format. A draft looks like the below image,

Step 3: Exchange the draft with seller, buyer, advocate, and bank if you opting for home loan. Get mutual approval from all the concern,

Step 4: Print the draft on A4 size document paper

Step 5: Seller and buyer should sign at all pages an agreement. Witnesses should sign at witnesses section of an agreement (Usually on last page), Witness name, address and contact number should beside the sign.

Step 6: Prepare DD in the name of your respective sub-registrar office.

DD value is 0.1% of selling price, to the maximum limit of Rs. 20K.

Step 7: Carry the following to your respective sub-registrar office

  • Sale agreement
  • DD

Step 8: In the sub-registrar office, token number will be issued, and wait till your turn is up.

Handover the sale agreement and DD to counter office. An Officer goes through the sale agreement and DD.

Officer prints the franking value at the back page of your sale agreement.

An Officer hand back the sale agreement and receipt (to the value of DD)

This completes the process.

  • 0.1% of franking cost is offset at the time of sale deed registration
  • Franking of sale agreement is mandatory for home loan application
