What are the stamp duty and registration charges in Bangalore?

Karnataka government reduced the stamp duty from 5.% to 2% for property priced below Rs. 20 Lakh and 3% for property priced between Rs. 21 -45 Lakh.

Stamp duty remains unchanged for property value more than Rs. 45 Lakh, as earlier the stamp duty is 5%

The change in stamp duty came to an effort from March 2021 to boost affordable housing during a covid-19 pandemic.

The above stamp duty excludes the surcharges and cess. Below, we listed the complete stamp duty including surcharges, cess, and registration charges.

Property valued less than Rs. 20 Lakh:

  • Stamp duty: 2% of property value
  • Surcharge Value : 0.1% of property value
  • Cess Value : 0.2% of property value
  • Total Stamp Duty : Stamp duty + Surcharge value + Cess value = 2.03%
  • Total registration fees: 1% of property value

Property valued between Rs. 20 lakh - 45 Lakh:

  • Stamp duty : 3% of property value
  • Surcharge Value : 0.1% of property value
  • Cess Value : 0.3% of property value
  • Total Stamp Duty : Stamp duty + Surcharge value + Cess value = 3.03%
  • Total registration fees: 1% of property value

Property valued more than Rs. 45 Lakh:

  • Stamp duty: 5% of property value
  • Surcharge Value : 0.1% of property value
  • Cess Value : 0.5% of property value
  • Total Stamp Duty : Stamp duty + Surcharge value + Cess value = 5.6%
  • Total registration fees: 1% of property value

The other possible way to know your stamp duty and registration cost by log into Kaveri Online services. Kaveri Online services is the website initiated by Department of Stamps and Registration, Government of Karnataka.

Below is the step-by-step procedure to access your stamp duty and registration charges from Kaveri Online services.

Step 1: Open the website Kaveri Online Services. The below website image for your consideration.

Step 2: On the home page, scroll down a bit and click on the “Stamp Duty & Registration Fee calculator”. The below image in the circle for your reference.

Step 3: In the “Nature of Document”, Select “Agreement of sale of immovable property” from drop-down list and click on “Show details” the below image in the circle for your reference.

Step 4: In the “Region Type”, select your municipality from the drop-down list,

For example: we selected BBMP in the drop-drop and below image for your reference.

Step 5: In the Indicative Market Value, click on the “calculate market value”. Below image in the circle for your reference.

Step 6: In the Districts, select the name of the district where your property located.

For example: We selected Bangalore Urban, below image for your reference.

Step 7: In the Area Name, type the name of an apartment,

For example: We have a flat in Sobha Ruby apartment in Bangalore Urban, hence we typed “Sobha Rudy” in Area name, where my apartment name automatically popup for selection. Below image in the circle for your reference.

Automatically your Taluka, village name, and Hobli details displays. Below image for your reference.

Step 8: In the Property Usage Type, select from the drop-down list that if a property comes under Agricultural or non-agricultural land.

For Example:

  • We selected, non-agricultural.
  • Property type as “Flat/Apartment”
  • The total area of my flat is 1500 Sq.ft hence we typed as 1500
  • We selected measurement unit as sq. meter from a drop-down list but by default square meter gets selected

Click on “Display valuation” to check your property market value. Below image in the circle for your reference.

As per the above image, the market value of my property is Rs. 42,300 per square meter.

My property size is 1500 sq. ft, hence the total market value of my property is Rs. 58,94,700/-

Step 9: In the “Indicative Market Value”, we typed our property market value as 58,94,700 and below the image in the circle for your reference.

Step 10: In the “Indicative Consideration Amount” type the selling price of a property.

For example: We typed Rs.83 Lakh as selling price

Click on “calculate”. Below image for your reference.

Step 11: Total stamp duty and registration charges displays. Refer to the below image in yellow color strain.

The displayed values as follows for the property value of Rs. 83 lakh.

  • Government Duty: Rs. 4,15,000.00 ( 5% X 83 Lakh)
  • Surcharge Value : Rs. 8,300.00 (0.1% X 83 Lakh)
  • Cess Value : Rs. 41,500.00 (0.5% X 83 Lakh)
  • Total Stamp Duty : Rs. 4,64,800.00 ( Government duty + Surcharge Value + Cess Value )
  • Total Registration Fees : Rs. 83,000.00 (1% X 83 Lakh)

Similarly calculate your stamp duty and registration charges based on the market value or selling price of your property, whichever is higher.

From the Kaveri online services, we demonstrated based on property value Rs. 83 Lakh. Kaveri Online services is not updated the revised charges for property value less than Rs. 20 lakh and between Rs. 21 Lakh to 45 lakh. Hence if your property value is less than Rs.45 lakh, please don’t go with Kaveri online services. Instead, refer to the % mentioned at the beginning of this answer.

  2. The above stamp duty and registration charges are same for single ownership or joint ownership
  3. Residental plot or land doesn’t come under affordable housing charges. General 5% stamp duty + Surcharges and cess applicable
  4. The above affordable housing charges are applicable only for residential apartments.
  5. General 5% stamp duty applicable to residential and commercial independent building even if the price slab comes below Rs. 45 lakh
  6. The revised stamp duty applicable across all the municipalities in Bangalore, including BBMP, BMRDA, and panchayat limit.
  7. Stamp duty and registration charges are calculated based on the market value or consideration value, whichever is higher.
