How do I know which Khata my plot belongs to? Is there any procedure to follow?

 Here are few tricks to know your khata type.

First and foremost, we should locate municipality of your property located. For Example: Bangalore has multiple municipal corporations and listed below for your consideration.

  1. BBMP (Bruhat Bengaluru Mahanagara Palike)
  2. BDA (Bangalore Development Authority)
  3. CMC (City Municipal Corporation)
  4. Panchayat

One can locate municipality details in PROPERTY SCHEDULE of your sale deed or encumbrance certificate.

In sale deed, property schedule could be within 5 pages from last. Below is the mock image of property schedule with municipality details circled in sale deed.

Next comes the khata type, in general, khatas are classified as,

  1. A-Khata (Khata certificate & extract)
  2. B-Khata (Only extract)
  3. E-Khata (Electronic Khata)

A-Khata (Khata certificate & extract): One can avail A-khata if the property comes under BBMP limit and occupation certificate issued by BBMP. Your builder or developer should provide you a copy of occupation certificate.

Applicant receives both khata certificate and extract from BBMP. Khata certificate looks like below images

B-Khata (Only extract): If your property doesn’t comply with BBMP standard and no occupation certificate from BBMP, an applicant receives only extract and not khata certificate as khata certificate is issued only for the property which obtained occupation certificate from BBMP.

E-Khata (Electronic Khata): As name says, e-khata is a short form of electronic-khata. It is a computer-generated khata.

Applicant received e-khata if property comes under BDA, panchayat, or CMC limit in Bangalore.
