 Here is the list of basic documents to check while buying a property in Bangalore.

The document requirement is slightly different for land, flat and independent building hence listed the required documents across all the three categories of properties.

Land purchase:

  1. Mother Deed
  2. Sale Deed
  3. Encumbrance certificate (EC)
  4. Khata Certificate and Khata Extract
  5. Tax paid receipt
  6. RTC / Phani
  7. Conversion certificate
  8. Layout approval plan from municipality (BIAPPA/ BDA/BBMP)
  9. PTCL endorsement
  10. Family Tree certificate
  11. No objection certificate (NoC) from bank if property was brought on loan
  12. No objection certificate (NoC) from safety, water, and electricity boards
  13. General Power of Attorney
  14. Seller’s Aadhar and PAN

Flat Purchase from Builder:

  1. Mother Deed
  2. Sale Deed
  3. Encumbrance certificate (EC)
  4. Khata Certificate and Khata Extract
  5. Tax paid receipt
  6. Project broucher
  7. RERA Approval certificate
  8. RTC / Phani
  9. Land conversion certificate
  10. Building approval plan from municipality
  11. PTCL endorsement
  12. Family Tree certificate
  13. Joint Venture agreement
  14. Commencement certificate
  15. No objection certificate (NoC) from bank if opting for loan
  16. No objection certificate (NoC) from safety, water, and electricity boards
  17. Completion certificate
  18. Occupation certificate
  19. Builder GST certificate

Flat Purchase from Individual (resale)

  1. Mother Deed
  2. Sale Deed
  3. Encumbrance certificate (EC)
  4. Khata Certificate and Khata Extract
  5. Tax paid receipt
  6. Family Tree certificate
  7. No objection certificate (NoC) from bank if seller purcahsed property on loan
  8. Occupation certificate

For Independent building purchase:
