How do I know my flat registration is done?

 Extract the encumbrance certificate (EC) as soon as registration was done.

In the newly extracted EC, new buyer’s name should reflect.

At the time of registration, a buyer or seller can demand the latest EC from the registrar. No additional cost to demand EC from registrar. The registrar is obliged to provide the latest EC as soon as registration done for your cross verification.

In Bangalore, extracting EC at the time of registration is very general norm. you get EC without asking it. If not provided, definitely you should demand.

An EC looks like the below image.

If you refer to page 1 of the above EC, column 5 refers to the seller name and column 6 refers to buyer name. (check if the names shown in your EC correct)

During the registration process, a registrar writes an allotment number on top of your sale deed. Refer to the below image in circle.

This allotment number should match to the EC (Refer to the above EC page 1 & column 9). Whereas allotment number in my sale deed is 4517, the same number reflect in column 9 of my EC attached above. It means your flat was registered and registration number was provided.
