How do I get the BDA Khata transfer done in Bangalore? What is the fee for a BDA khata transfer?

 For BDA Khata transfer, apply through “Seva Sindhu”.

The fee for BDA Khata transfer is approx 2% of your sale deed’s stamp duty. For example,

  • The purchase value of the property is Rs. 30 Lakh
  • Stamp duty is 5% of purchase value : Rs. 30 lakh X 5% = 1.5 Lakh
  • Khata transfer fee: Rs. 1.5 Lakh X 2% = Rs.3000/- (Approx)

When we apply for BDA Khata transfer. Property should be located in BDA limits. It should be either allotted by BDA or approved by BDA

Below is the step by step procedure to apply for BDA Khata transfer.

Step 1: Open Seva sindhu. https://sevasindhu.karnataka.gov.in/Sevasindhu/English

Step 2: Click on “Departments & Services”. Below image in the circle for your reference.

Step 3: Under departments & services, Scroll to the 5th page. click “Bangalore Development Authority”. Below image in the circle for your reference.

Step 4: Under Bangalore Development Authority, click “Application for New e-Khata” if you apply for 1st time Khata transfer.

If a seller already has a khata certificate, click on “Application for e-khata Transfer”. Below image in the circle for your reference.

Step 5: Click on “Application for e-khata transfer”. Directs to the login page.

If you are a new user, registration is mandatory. It's free to register. To register, should have the following details

  • Aadhar number
  • Mobile number linked with aadhar
  • Email id

Step 6: Login using mobile number or email ID. Enter OTP received through it. Below screenshot in the circle for your reference.

Step 7: You will land on the home page after login. Type e-khata in the search bar, refer to the below image in the circle.

Click “ Application for e-khata tranfer” Refer below in circle for your reference.

Step 8: On the application page, fill in the relevant details of name, address, contact number, property details, property schedule, and acquired through.

Upload passport size photo so your photo reflects in khata certificate.

(Filling application is straight forward and easy. If any clarification requires, please write to us)

Enter the verification code at bottom of the page and click submit.

On the next page, click the button “Attach Annexure” at bottom of the page. Below image in the circle for your reference.

On the next page, Scan and attach the following documents. Only PDF format with a file size of up to 20MB allowed. Below image for your reference.

Click on “Save Annexure” at the bottom of the page.

Step 9: Draft reference number generated. Below image in circle for your reference.

Click on“eisgn and submit” at the bottom of the page. Below image for your reference.

Step 10: In e-sign, linking your mobile number with aadhar is mandatory. Below image for your reference.

Step 11: Acknowledgment receipt. Below image for your reference.

This completes the application filing.

Step 12: Followup for document verification and approval

Usually, take another 30 working days. Log in to the home page and track status. Below image in the circle for your reference.

Referring to below image, the status is in progress. Over the next 30 days, the status change from verified and approved.

In case of any hiccups in the application or documents, the status shows as rejected with reason. (Ex. EC is not current year). Reapply with correct details or document

Step 13: Once the status is approved. Visit the nearest Bangaloreone center. Provide your application number in Bangaloreone center to track your details.

We circled the application number in the below image, locate your application number accordingly or locate in the acknowledgment receipt.

Step 14: In the Bangaloreone center cross verity the name and pay the khata tranfer fee via cash, debit card, UPI, or Paytm wallet.

Step 15: In another 4 working days. Login to your Seva Sindhu account and download the e-khata.
