What’s the process of buying a ready to move-in flat in Bangalore?

The following is the systematic process to buy ready to move-in flat.

  1. Decide your budget
  2. Decide your location
  3. Search the property
  4. Shortlist the property
  5. Document verification
  6. Booking amount
  7. Execution of “Agreement of sale” + Franking
  8. Apply for loan
  9. Complete the TDS payment if the property price is more than Rs.50 Lakh
  10. Sale deed registration
  11. Collect all original documents from seller (Mother deed, Khata certificate, occupation certificate, any other receipts, etc..)
  12. Collect the property key
  13. Complete the balance transaction with seller
  14. Apply for Khata transfer
  15. Apply for name change in tax record and utility bills (Electricity, water, and gas)

If property bought on loan, get the sale deed true copy attested from notary public because bank will take original sale deed till the loan is repaid.

Use the true copy attested for Khata transfer, name change in tax paid receipt, and name change in utility bills.
