Can I apply for khata transfer of a resale property in Bangalore without any change in process if khata is in the name of previous to previous owner (the seller hasn’t transferred khata in his name as he bought the property for resale an year back)?

Yes, possible to proceed khata transfer if seller is not obtained the khata certificate

But double the Khata charges applicable to you if seller is not applied for Khata transfer earlier

For example

1st owner had khata certificate and sold to 2nd owner.

2nd owner has not applied for Khata transfer. 2nd owner Sold the property to 3rd owner without khata certificate

Now when the 3rd owner applies for Khata transfer. Double the khata transfer charge applicable to 3rd owner.

Approx charge is 2% of your sale deed’s stamp duty + 2% of your seller’s sale deed stamp duty. it means you are covering up your sellers Khata charge too.
