What are the documents needed to buy a land in Bangalore?

 To buy land in Bangalore, It’s very important to verify the documents. Verification doesn’t cost us much and saves us from land scam in Bangalore.

Below is the list of documents to be collected from seller and verified before we approach to book.

  1. Mother deed
  2. Sale deed
  3. RTC
  4. Latest Encumbrance certificate (EC)
  5. Latest Taxpaid receipt
  6. Khata certificate & extract
  7. Layout plan
  8. Development authority approval ( BDA / BIAPPA approval)
  9. No objection certificate from Bank if seller bought the land on loan
  10. No objection certificate from society, association or maintenance
  11. Seller’s Aadhar
  12. Seller’s PAN
  13. Family tree certificate

Buying a land in Bangalore is critical and expensive. If you get a good offer, I mean cheap price, this is the sign that you should step back, check the documents, and move forward.

Make sure that land doesn’t come under lake, BDA property, railway track, sewage line, graveyard, close to STP, garbage dumping spot, hard size & structure.
